Below you will find the answers to some of the more common questions about the community and your Association:

Q: Who provides waste management and contact information?

A: Southern Waste Systems(888) 800-7732 or Solid Waste Authority (561)697-2700.

Q: What days is (trash / waste / garbage) picked up?

A: Tuesday for trash and lawn debris, Friday for trash and recycle. May NOT be placed at curb prior to 6:00 PM the day before.

Q: Are Satelite Dishes permitted?

A: Yes, in appropriate location with ACB approval.

Q: Is there a specific type of fence that can be installed in this community?

A: Fence allowed around pool only, must get approval from ACB.

Q: Are hurricane shutters permitted in the Community?

A: Yes, may be installed with ACB approval. County permit required.

Q: When can Hurricane Shutters be put up and when should they be taken down?

A: Can go up at Tropical Warning and must be down within 7 days after.

Q: Is there a sales & leasing application requirement?

A: Yes. Applications for each.

Q: If yes, is there a fee and what is the fee (sales & leasing)?

A: $100 fee for sales application; $100 fee for lease application.

Q: What are the lease restrictions (sales & leasing)?

A: Cannot be leased more than once in a 12 month period.Minimum 3Month

Q: How do I obtain the Association's documents?

A: $50 fee obtained from Mizner Falls office. Can print off of Palm Beach County website, can be e-mailed to realtor.

Q: Clubhouse (rental fees and restrictions)

A: $250 charge. No liquor unless caterer has a liquor license. 1 Million dollar insurance with Mizner falls name insure.

Q: Deposit due (if any) for Clubhouse facilities?

A: $500 for cleaning. Deposit is returned if area is cleaned.

Q: What is the address to send the maintenance payments / fees?

Q: Are there move in / out restrictions; dates, time, size of delivery van, access to community if secured?

A: Trucks have 11ft clearance. Moving Hours: 8am - 7pm

Q: When are Moving Trucks allowed in the community?

A: 8AM to 8PM, Mon-Sat. None on Sundays

Q: Are there any truck or commercial vehicle restrictions (parking) ? If yes, what are they?

A: Trucks and commercial vehicles allowed from 8am-5pm only.

Q: Who do I contact for after hours emergencies?

Q: Who was the developer and what year was the community built?

Q: How do I register guests at the gate?

A: Contact guardhouse for one time guest. Contact property manager for permanent guest.  Owner can access profile via internet to make changes to permanent list.

Q: How do I obtain a gate access device / clicker / remote?

A: Set up appointment with property manager.

Q: How much does a gate access device / clicker / remote cost?

A: $25.00

Q: Is there a limit on gate access / remotes / clickers / keys that an owner can purchase?

A: 2 per household. Only issued to residents who are owners or whose identification shows their legal address as being located in Mizner Falls.

Q: How do I add someone to my permanent gate access list?

A: Property Manager or owner can add via CapSure website

Q: Are there hours restrictions for contractors working outside of homes?

        A: The hours for  private landscapers and contractors working outside the home are: 8:00 AM to 6:00 PM, Monday-Saturday, no Sundays. No work outside the home may be done on the following holidays: New Year's Day, Easter, first two days of Passover, Memorial Day, July 4, Labor Day, Rosh Hashanah, Yom Kipper, Thanksgiving and Christmas Day.
